"How much will it cost?" is the first question every Gold Coast homeowner asks about a bathroom renovation — and the honest answer is: it depends on a handful of decisions you control. After 11+ years renovating bathrooms from Burleigh Heads to Beenleigh, here's how we break it down for our clients.

The four things that drive your budget

1. The size and layout of the room

A compact ensuite costs less than a full family bathroom — but the bigger factor is whether you keep the existing layout. Moving the toilet, shower or basin means relocating plumbing, which adds trade time and cost. Keeping fixtures where they are is the single biggest money-saver in any bathroom renovation.

2. Tiling choices

Tiles vary enormously in price, and so does the labour to lay them. Large-format tiles, feature walls and floor-to-ceiling tiling all look stunning but add cost. A classic approach — quality floor tiles, tiled shower enclosure, painted walls elsewhere — keeps budgets sensible without compromising the result.

3. Fixtures and fittings

Vanities, tapware, toilets, shower screens and accessories span budget to luxury. Our advice: invest in the things you touch every day (tapware, shower head) and the things that fail expensively (waterproofing, quality cabinetry), and save on items that are easily upgraded later.

4. The condition of what's behind the walls

Older Gold Coast homes — particularly beachside properties — can hide water damage, corroded pipes or non-compliant wiring. A good renovator inspects before quoting and builds in honest allowances rather than surprising you mid-project.

Where you should never cut corners

Waterproofing. Queensland building codes require certified waterproofing in all wet areas, and for good reason: a failed membrane is the most expensive bathroom problem you can have, often requiring a full re-do plus repairs to surrounding rooms. This is not the place for the cheapest quote.
